Before analysing the various [phases] of the planning it’s as well to recall a famous saying of years ago: “He who finds peace in his own home is truly a happy man”; and above all to understand the wants and needs of the owners before proceeding with any necessary works.

Planning: There are available on the market a number of important properties as well as others that have no particular artistic value nor sophisticated elements but which, despite their state of abandonment, exercise a particular attraction because they still retain unaltered their original architectural features, perhaps simple but nonetheless highly attractive for nostalgic reasons. Taking this into account, the plans should retain unaltered the original character so as to avoid ruining the building. To this end we can: retain the internal room divisions, reuse original materials (such as terracotta tiles and wooden beams for the ceilings; wooden lintels; old doors; visible grouting on old stone walls with lime mortar or with other pre-coloured toning material; old bricks laid and grouted in the right way; etc), retain door and window openings, keeping where possible the original reveals, make good internal plastering, carry out interior painting with lime-based paints, have old doors and window-frames restored by expert artisans, use traditional external electrical wiring (see picture) and porcelain sockets and light switches, reuse old taps and sanitary fixings appropriate to the plumbing system, avoid the use of radiators when installing central heating, and so on.

Above A high-efficiency, discreet and relatively small solar panel is installed on the roof of a restored country house to supply clean, cost-free energy for both heating and hot water. In very cold periods the heat provided by the solar panels can be supplemented by a gas boiler or wood-burning stove.
